Permitted development

Covers many single-storey rear extensions, some loft conversions, and smaller works — provided they meet set limits on size, height, and design. Often only needs a Lawful Development Certificate, with no neighbour consultation and a faster turnaround.

Full planning permission

Needed when a project goes beyond those limits — larger extensions, two-storey additions, roofline changes, or anything affecting a listed building or conservation area. Assessed against local policy and can involve neighbour consultation.
